Underfloor Heating and Tiling: What You Need to Know

Underfloor heating has become increasingly popular in UK homes over the last decade, and for good reason. It is an efficient way to heat a room and it frees up wall space that would otherwise be taken up by radiators. For tilers, it also creates a very specific set of challenges that are worth understanding before you start any job.
The Two Types of Underfloor Heating
Before anything else, it helps to know what you are working with.
- Electric underfloor heating uses a mat or cable system that sits beneath the tiles. It heats up quickly and is relatively straightforward to install. It is best suited to smaller areas like bathrooms and kitchens where you want targeted warmth rather than whole-house heating.
- Water-based (wet) underfloor heating uses pipes carrying warm water from your boiler or heat pump, set within a screed or between joists. It is more common in new builds and larger renovations, and takes longer to heat up but is cheaper to run over time.
The type of system installed will affect how you approach the tiling, so always find out which one is in place before you price or plan the job.
Why Tile Choice Matters
Not all tiles are equally suited to underfloor heating. The key property you are looking for is good thermal conductivity, which is simply the tile's ability to transfer heat upwards efficiently.
- Porcelain and ceramic tiles are the best performers here. They conduct heat well, heat up quickly and do not retain moisture. They are the go-to choice for most underfloor heating projects.
- Natural stone can also work well, particularly slate and marble, but it is worth checking the specific stone with the supplier. Some types are more porous and may need sealing before and after grouting.
- Thicker tiles take longer to warm up and can reduce the efficiency of the system slightly, so thinner tiles are generally preferred where there is a choice.
Wooden effect porcelain tiles are a popular option for rooms where a homeowner wants the look of wood with the practicality of tiles over underfloor heating.
The Adhesive Question
This is where many tilers run into problems. Standard tile adhesive is not always suitable for use over underfloor heating systems. The repeated heating and cooling cycles cause the substrate to expand and contract slightly, and if the adhesive cannot flex with that movement, tiles can lift or crack over time.
You need a flexible adhesive that is specifically rated for use with underfloor heating. Look for products labelled as suitable for heated substrates. C2 class adhesives (as classified under BS EN 12004) offer improved adhesion and are the minimum recommended for most heated floor applications. Ofted it is advisable to use a S1 tile adhesive too.
Always check the adhesive manufacturer's guidance and follow it. This is one area where cutting corners tends to show up months down the line in the form of cracked grout or loose tiles.
Grout and Movement Joints
For the same reason that adhesive needs to be flexible, so does your grout. Use a flexible grout rather than a standard cement-based product. It will cope better with the minor movement caused by thermal expansion.
Movement joints are also important on larger floors. As a general rule, you should install movement joints at doorways, at the perimeter of the room, and at intervals across the floor if it is a larger space. Your adhesive and grout manufacturer's technical guidance will give specific recommendations based on the products being used.
Setting Out and System Checks
Before any tiles go down, the underfloor heating system needs to be checked and signed off. This usually means getting an electrician (for electric systems) or a heating engineer (for wet systems) to confirm the installation is complete and tested.
From a tiling perspective, you also need to make sure the system has been run and the floor has been allowed to reach its operating temperature before you start. For new screed floors, this curing and conditioning process can take several weeks. Most manufacturers specify a commissioning procedure where the temperature is gradually raised over a number of days, then brought back down before tiling begins. This helps avoid any issues with the screed before adhesive is applied.
Do not tile over a freshly laid screed. Even if it looks and feels dry, moisture trapped beneath the tiles can cause problems later.
Minimum Screed Depths
If you are working over a wet underfloor heating system set within screed, depth matters. The pipes need adequate cover. As a general guide:
- Traditional sand and cement screed: at least 65mm above the pipe
- Liquid screed (anhydrite): at least 30-40mm above the pipe
These are minimum figures. Always refer to the underfloor heating manufacturer's specifications for the system you are working with.
How Long to Wait Before Switching the Heating On
Once the tiles are down and the grout has fully cured, the heating needs to be brought back up gradually. It is advisable to wait a few weeks before turning the system on. Do not crank the thermostat straight to maximum. A typical guideline is to start at around 18-20°C for the first few days, then increase slowly over the following week or two.
This gives the adhesive and grout time to cure properly under the thermal load and reduces the risk of any cracking or lifting.
Common Mistakes to Avoid
- Using the wrong adhesive. It is one of the most frequent causes of failure on heated floor projects. Always use a product rated for underfloor heating.
- Not checking the system first. Tiling over a faulty or incomplete heating system means lifting tiles to fix it later.
- Skipping movement joints. On larger floors especially, this can lead to tiles cracking or lifting as the floor expands and contracts.
- Rushing the screed. New screed takes time to dry and condition properly. Do not be pressured into starting before the floor is ready.
- Not reading the datasheets. Adhesive and grout manufacturers produce technical datasheets for a reason. They cover coverage rates, open times, minimum temperatures and compatibility with different substrates. It takes a few minutes to read them and it can save a lot of problems.
Is This Type of Work Worth Learning?
Yes, absolutely. Underfloor heating is a feature that a growing number of homeowners are asking for, and the ability to tile over it correctly gives you an advantage over tilers who are not confident with it. It is also the kind of work that tends to come with higher-end projects, which means better paying jobs overall.
